If you have an open relationship with your tenants, it would be easier for you to know what are the problems and what are the things to be improved with your property. The next thing you need to maintain is the inside of the house. Conduct an inspection and repair at least twice a month so that you can monitor the facility and equipment in it. If your rental property includes appliances like air conditioner, heater, and plumber, it is important to check them from time to time so it would not have serious damages. You can also offer your tenants a warranty plan on all the appliances, facility, and equipment therein so that they will also be held responsible for what they have done.

Now move to the outside of our property. You also have to maintain the landscapes in the front or back yard of the house. You can do this by hiring a good and trusted company that works on yard maintenance. But if you think that hiring a company to do the yard maintenance is too expensive, then you can make your yard simpler and let your tenants do the maintenance. Just make sure that you instruct them properly of the terms of maintenance so they would not end up ruining the yard.

Keep on track. It will give credentials to your image if you maintain a good record of your past clients. As well, keep all the documents that you had in all your transactions concerning your rental property management because that may serve as your proof in case your tenants question your management. Part of keeping good records is the schedule of your maintenance services. Provide your tenants a copy of this so they will be informed of the service to be done inside and outside their house.
